We also provide a selection of carefully thought-out upgrades and options that allow you to add your own distinctive touches. As you begin the exciting process of making selections from the standard offerings as well as from options and upgrades, there’s a lot to consider. First, think about the activities—including work, school, hobbies, entertaining and holidays—of the people in your household. Do you need a large house with many rooms, or a house where there’s plenty of room to spread out? Do you want things at your fingertips, tucked away in storage areas, or a combination of both? What lifestyle changes, like kids going away to college, retirement or starting or growing your family, do you expect over the next few years? As you think about your choices, try to find the right balance of aesthetics, function and maintenance for your household within a budget you can afford.

Budget

Most homebuyers have a “wish list” and a budget, even those building multi-million dollar homes. Use your budget as a guide to prioritize the details on your wish list. The final cost of your home is determined when your selections are complete. Statistics show that most home buyers spend 10 to 15 percent more than they originally intended. By setting priorities at the start, you can find the home you want and enjoy peace of mind from the moment you move in.

A mortgage payment you can live with is a very important factor in your new home purchase. Standard Features

Be certain that you understand which items are included as “standard” in the base price of your home. While Nino Homes typically includes more standard special features than other builders, our models almost always showcase various options and upgrades as well. Make sure that you understand which items are included with your exterior elevation and floor plan and those that are offered as options or at an additional cost. Both standard and upgrade items are clearly marked throughout the model homes. Information on this website and in our written sales materials for homes in each of our neighborhoods clearly identifies standards versus options and upgrades. Our sales associate can provide you with sales materials and also help answer any questions.

Options and Upgrades

In our quest to provide our buyers with a wide selection of choices to customize their homes to their personal taste, we offer some options and upgrades through Nino Homes, and others through the beautiful Dupont HomeReady® showroom. Like options, upgrades offer you the opportunity to personalize your home according to your tastes and lifestyle. Nino Homes’ options and upgrades include items such as additional bedrooms and alternate exterior elevations (on some plans), alarm systems or specialized home technology wiring packages. For available Nino Homes’ options, visit your selected neighborhood on this website or review the project’s sales materials available through our sales associate. Prior to writing a purchase offer, our sales associate will walk you through our simple, user-friendly “Options and Upgrades Selection Sheet” software. At that time, you specify upgrades that you want to select from a set of choices, resulting in a purchase price that will be used in your offer. Upon a signed acceptance by Nino Homes, your check for 50 percent of the upgrades, payable to the escrow company, will be deposited into escrow. The final 50 percent of the cost of your Nino upgrades is due with your escrow closing funds.

A majority of the upgrades available at the Dupont HomeReady® showroom involve flooring and countertops. Items such as wood floors, granite (tile or slab), and custom tile accents are just a few of the offerings. A nice selection of window coverings that can be installed prior to your move-in date is offered as well. Once your purchase offer on one of our new homes is accepted, our sales associate will submit an appointment request for you to meet with a professional design consultant at the Dupont HomeReady® showroom. You will then be contacted by their coordinator to set up a specific meeting time. We encourage you to make the appointment and finalize your selections as early as possible, leaving plenty of time for the arrival of materials so that your move-in date can stay on schedule. At your appointment, the designer will walk you through the array of standards, as well as the options and upgrades available. Your designer will help you coordinate your selections in order to create a cohesive, well-designed home. If any Dupont® upgrades are selected, your check for 50 percent of the total upgrade amount, payable to the escrow company, will be collected by the designer at that time. The final 50 percent will be due with your escrow closing funds.
